What is a Home Inspection

A home inspection is a professional, un-biased independent report on the condition of a specific home and its surrounding property. The home inspector does not evaluate the home for cost or value, but reports objectively in writing, the condition of the home’s systems as they appear and operate at the time of the inspection.

How long does an inspection take?

The typical inspection takes approximately 2 ½ to 3 ½ hours beginning with the outside of the house with the roof, the exterior and the grounds area. It then proceeds inside the house where the major systems are examined.

What does my inspector look at?

The home inspection report will include an evaluation of the property's:

  • Grounds

  • Roof

  • Exterior and siding

  • Basement or crawlspace

  • Foundation

  • Structure

  • Heating and cooling systems

  • Plumbing

  • Electrical

  • Fireplace

  • Attic

  • Insulation

  • Ventilation

  • Doors and windows

  • Additional buildings like detached garages

There is no destructive testing or dismantling done during an inspection.

Why should I have an inspection?

Buying a home is easily the single biggest investment you and I will make in our lifetime and it’s only natural that we should take steps to assure the money we are investing is just that. As banks request appraisals to verify their money is secured prior to granting a home loan, we should also give ourselves every opportunity to have that same sense of confidence in knowing that our purchase will be well vested.

Real Estate agents tell us that most complaints in the real estate industry come from homebuyers after the close of escrow. Most of those complaints are about previously undetected property conditions. In short, buyers don’t like being surprised by hidden defects.

Around the House Home Inspections help remove surprises and provide you with peace of mind in the purchase of your new home.
